A home equity loan is when a person borrows against the equity in their home from a lender and a second lien is placed on the home by that particular lender.

This loan will act as a second mortgage,which is behind the first mortgage on the home.

What is equity in your home? Equity is the value of your home after you deduct your mortgage balance.

For example, if your home is valued at $300,000 and your mortgage balance is $100,000, then your equity is $200,000.

Can this type of loan be risky since it is considered as a second mortgage? Yes. If you have problems making your payments on this second mortgage, you may loose your home to foreclosure.

What are some of the disadvantages of having a home equity loan? You reduce the amount of money you have available when you retire by tapping into your equity. You will increase your debt by having another monthly payment with another creditor.
